GEM Real Estate acquires 30,000 M² redevelopment site in Dordrecht

Logistics real estate developer and investor GEM Real Estate has acquired a redevelopment site in Dordrecht. On this location the first development within the GEMSTONE concept will be completed next year.

 The site is currently in use. The current tenant will vacate the site in the third quarter of this year. The existing building will then be demolished, and the site will be delivered to GEM.

GEM intends to redevelop the site as a speculative development into a state-of-the-art, sustainable warehouse of approximately 20,000 m²: Project GEMSTONE Dordrecht.

The all-electric building will be constructed with a BREEAM Excellent certification and will meet the latest sustainability standards and usage requirements. This reflects GEM’s vision of optimizing existing industrial sites by redeveloping sustainable, efficient, and future-proof logistics buildings in logistics hotspots. Completion is scheduled for the fourth quarter of next year.

GEM has reached an agreement with the Port of Rotterdam, which owns the underlying land, on a long-term leasehold arrangement to facilitate the new development.

With this off-market acquisition, GEM Real Estate is taking a significant step in further expanding its development portfolio. GEMSTONE Dordrecht represents the first development within the new GEMSTONE concept for high-quality, future-proof logistics real estate. GEM previously acquired redevelopment sites (brownfields) in Rotterdam Botlek and Veghel, which will also be redeveloped according to this concept.
